Loiri Porto San Paolo, near the hamlet of Vaccileddi and just a short distance from the four-lane State Road 131 dcn, the SS125, and the port and airport of Olbia, we offer a buildable area with an artisanal and industrial designation.
According to the PUC of Loiri Porto San Paolo, the land falls within the artisanal Zone D, subzone D2.

The plot measures 4,620 sqm with a building index of 0.5 (mc/sqm), allowing for an approximate development potential of 2,300 cubic meters. It is positioned along the roadside with direct access and is already fenced.

The permitted uses, with reference to those identified in DPGR No. 79/2018, are:

• DuA – Residential, limited to RES_01 intended for caretaker housing, with a maximum of one unit per subdivision sector and a total volume not exceeding 150 cubic meters;

• DuC – Artisanal and industrial;

• DuD – Office, commercial, and healthcare, limited to DIR01 and DIR02.

The maximum allowed height is 8.00 meters, with no more than 2 above-ground floors, and a maximum coverage ratio of 0.50 sqm/sqm.

The area is sold non-urbanized.
